"Should We Accept
That Property?"
One of the major challenges for today's
nonprofit organizations is the preservation of affordable housing. What will become of
subsidized housing and who will acquire and manage it? This publication provides a
step-by-step guide for determining the feasibility of accepting new properties for
ownership and/or management. The guide will walk you through the process of developing a
Property Acceptance Plan to evaluate income, expenses, capital, physical and neighborhood
conditions, and operational capacity.
"Making A Match"
Many good practitioners ask for technical
assistance in answering their operational and computer needs. This report addresses these
issues and provides another tool for improving an organizational understanding of how best
to serve these needs. The key issues addressed in this discussion are: Matching staff with
operations; office needs for CDCs; financial restraints; housing management needs; and
property and asset management software.

This report identifies various forms of
property management and provides many of the necessary tools for the nonprofit to evaluate

categories of operations and points out the most important questions to be answered when

which includes: number and type of units; physical and social condition of the property;
personnel and financial structure; and budgetary constraints.
"A Guide For The Management of Low Income Housing
Tax Credits"
This guidebook and accompanying video
provide an excellent overview of the compliance issues mandated by the Low Income Housing
Tax Credit Program. The book provides a concise description of the Tax Credit Program and
its basic requirements. In addition, it contains an eligibility pre-determination
checklist and examples of forms necessary for compliance with reporting and monitoring
documentation requirements. This publication is a must for any nonprofit owning and/or
managing properties developed with tax credit financing.
"Managing to Prevent Crime: A Guide for Property Managers"
This manual describes how to create and maintain a secure, crime-resistant property. Community-based organizations and others that manage property will find this manual useful. It points out how virtually every aspect of a property has an impact on its sense of order and its resistance to crime and provides helpful information on how to encourage safety and security through the property's physical design, through the people that live and work there (resident screening, structuring the lease, nurturing resident associations) and through partnerships with police and other neighborhood stakeholders. A resources section includes a sample property management checklist, a sample incident report, Internet links to other helpful websites and a selected biography.
